On September 1st, we started an ambitious initiative to list 30 homes in 90 days. We are 60 days into our campaign and only 30% of the way to our goal. We are expecting a great November as the mid-term election will pass and the “wait and see what happens” mindset will be gone. Each mid-term elections delays the activity of the fall and we finish the year with high activity. We anticipate a strong finish to our campaign with a lot of listings in November.
The trend I am watching closely is interest rates. If/when interest rates get into the 6% range we may see our values affected negatively. At 6%, the payment on a $250,000 mortgage is $2,209. At 4%, the payment on that same mortgage was $1,904. Let me explain that in another way. A family who can afford a $2,000 mortgage payment can afford a $250,000 home if interest rates are 4%. If interest rates are 6%, that same family with the same $2,000 payment can only afford a $205,000 home.
